Expanding Inventory in Shipwatch – Wild Dunes

7B1A5664Units in Shipwatch located in Wild Dunes continue to hit the market with the opening of buildings A & B.   Recently 206-A and 308-B were listed increasing the total number of units in all four buildings combined to nine.  Currently prices range from $569,000 for a first floor 2 bedroom unit to $749,000 for a 3 bedroom second floor unit.  Pricing varies depending on ocean views and interior renovations.

Currently 429-D  is under contract and being offered at $759,000 (not final sales price). Earlier in the year 223-D Shipwatch sold for $674,500.  No other units have sold year-to-date.

Brittlebank Park Sunset

7B1A5570-2There are lots of great places to catch a sunset in the Charleston area from the beaches to the city.  As a landscape photographer I have pretty much been to them all time and time again.  One spot that has eluded me was Brittlebank Park.

As the day went on you could tell the days sunset would be special.  So finally I grabbed my gear and made BBP my spot for the day.  Let’s just say it did not disappoint.

Wild Dunes Home Sales Up / Condo Sales Down

7B1A9064The positive upward trend seen in 2014 continued in 2015 for home sales in Wild Dunes. The number of homes sold, the volume of sold listings, and the median price were all up at year end compared to 2014.

In 2015, a total of 62 single-family homes sold compared to 43 in 2014.  The total volume sold was $55,131,507 compared to $41,333,850 in 2014.  And the median price per sale was $836,000.   A 3.9% increase from 2014.  With the increase in sales, came a slight reduction in the number of new listings to the market.

The condo market in Wild Dunes turned out to be different.  In 2015, a total of 49 condos sold versus 51 that sold the year before.  The volume of total sales in 2015 was $24,017,450 compared to $27,732,080.  The median sale price for condos slip as well going from $507,000 in 2014 to $475,000 in 2015.  The biggest difference noticed, was a significant decrease in the amount of condos to the market in 2015 versus 2014.  In 2014 there were a total of 48 condos listed for sale, and in 2015 the number shrunk to 23.

Charleston Coast Landscapes – Volume 1

One of the most exciting and challenging things about landscape photography is working with what mother nature gives you.  It is also what makes it addicting as you never know exactly what you are going to get.  An advantage of living in such a beautiful place is having more than your typical week of vacation to return to spots over and over capturing different scenes.

While everyone loves a good sunset (myself included), the morning can actually be the better time for amazing captures.  The challenge, well at least for me, is getting out of bed while its’ still dark out.  The night before I always look at a few things.  First of course the weather.  Then my trusty tide graph, and then the position of the sunrise.   This morning I knew rain was in the forecast but also knew if it would hold off long enough, there could be a cool set of clouds.  Everything went as planned and I was able to capture the image below taken at the very north end of Folly Beach.

Here is a quick tip for out-of-town photographers.   The best place to catch the sunrise is at the north end of Folly Beach.  There you can use things like the rock walls and Morris Island Lighthouse in your image.  For sunsets, head in the opposite direction toward the south end at Folly Beach County Park.

Real Estate Photography – It Matters

7B1A1533Nothing kills me more than seeing a million dollar home listed with an agent who offers nothing more than photos from his/her cell phone or point and click camera.  Yet, it happens all the time.  Most, and I say most, agents are hiring professional photographers these days as they should be, but some are still managing to get away with low quality images.

Let me stop for a second and apologize for my rant.  But here it goes.  The other day I saw a beautiful home on the Isle of Palms listed for a little over $2 million.  I have a few clients who could be interested in the listing and my usual move is to send them an MLS link to the home.  When I pulled up the listing and naturally clicked on the photos, I was greeted by crooked, blurry, over exposed images.  A few of them were so dark you couldn’t tell what it was you were looking out.  So with less excitement,  I proceeded to email my client the link apologizing for another agents lack of service to their client.  Continue reading below…7B1A6006

Most people start their home search online.  Zillow, Trulia, Realtor.com,  etc. receive millions of hits each day.  And to no ones surprise the first thing those searching do is look at the photos.  If they like what they see, they will go read the agents notes on the property and other details.  As the saying goes, “first impressions are everything.”  If you are listing your home, whether with me, or another agent, make sure to ask what photos service will be provided.  If the agent tells you they can take good photos with their cell phone, insist they hire a professional or take it upon yourself to find another agent.

7B1A0995Here is quick plug for myself.  Not only am I a full-time Realtor, I am also a professional photographer.  This might be one of the reasons the topic is such a pet peeve of mine.  So, as your agent and would also be your photographer.  Whats that mean?  It means I will pay utmost detail to each and every image as I am not done once the photos are uploaded,  I still have a job to do, sell your home.  Below is a good read on the importance of GOOD real estate photos.
