Isle of Palms, Wild Dunes and Sullivan’s Island September Real Estate Update

Sullivan’s Island

There were four closed sales on Sullivan’s in September, 2012 for an average of $1,262,750.  The average price per square foot was $535 and days on market was 491.

Year to date there have been 37 sales with an average sale price of $1,483,179 and an average list to sale percentage of 89.75%.

Isle of Palms

There were three closed sales on the Isle of Palms in September, 2012 for an average of $640,000. The average price per square foot was $312 and days on market was 96.

Year to date there have been 70 sales with an average sale price of $759,536  and an average list to sale percentage of 93.38%

Wild Dunes

There were seven closed sales in Wild Dunes in September, 2012 for an average of $752,693. The average price per square foot was $283 and days on market was 240.

Year to date there have been 83 closed sales with an average sale price of $752,693 and an average list to sale percentage of 89.43%

In September, twenty-five new listings hit the Isle of Palms, Sullivan’s Island, and Wild Dunes Market combined.  I have listed a few below:

Charleston Home Sales Rising

Positive news came yesterday when the Post and Courier reported a rise in homes sales in Charleston County and other surrounding areas. According to the Charleston Trident Association of Realtors, home sales are up almost 10% from this time last year. Trends show inventory levels are decreasing and homes prices are on the rise. Isle of Palms and Wild Dunes Real Estate Update – August, 2012

Isle of Palms

There were five closed brokerage sales for $8.1 million in August, 2012 versus six for $7.4 million in August, 2011.

Year to date, there have been 75 closed sales for $113.7 million versus 58 last year for $108 million.

The price of the average sale through August was $758,287 down 4.5% from $794,426 last year.

Wild Dunes

There were eight closed brokerage sales for $14.7 million in August, 2012 versus eleven for $14.9 million in August, 2011.

Year to date, there have been 78 closings for $110.6 million versus 67 last year for $82.8 million.

The price of the average sale was $727,303 up 17.7% from $617,731 last year.

Turn Key Cottages of Sullivan’s Island

By definition, in modern usage, a cottage is usually a modest, often cosy dwelling, typically in a rural or semi-rural location. On Sullivan’s Island, a cottage is a beach get away that maintains its unique, one of a kind island charm, in yesterdays simple form. 

When you explore Real Estate on Sullivan’s Island, you will find a mix of homes; luxury, historical, dated, civil war officer quarters, beach shacks and beach cottages. Of all all it’s homes, I have always found a uniqueness in the cottages and the creativity that home owners bring to them. From the outside, you still find the historical character of earlier time beach architecture and design, but inside you will find renovations that bring you into modern times and luxury without all the space of some of the more modern homes. Every so often these type cottages hit the market offering a potential buyer the opportunity to own a turn key home and your own piece of the Sullivan’s Island Cottage charm.

Among 48 or so current single family homes listed for sale, I managed to filter through and come up with three that in my opinion make the grade. They are listed below:

1208148 – Details: 1026 MIDDLE ST, SULLIVANS ISLAND, SC – $2,395,000 – Expansion of an 1850’s cottage. Huge lot at the end of the island providing plenty of privacy but still close to everything.
