Isle of Palms & Wild Dunes Single-family homes…..

507 OBIn 2014 a total of 143 single-family homes sold on the Isle of Palms and in Wild Dunes for a total sales volume of $140,617,493.  The average price per sale was $983,339 and the median price sold was $770,000.  The homes sold were on the market for an average of 192 days and owners received 91% sold price to list price.

Condos / Townhomes….

In 2014 a total of 66 condos/town homes sold on the Isle of Palms and in Wild Dunes for a total sales volume of $31,838,580.  The average price per sale was $482,402 and the median price sold was $391,450.   The condos/townhomes sold were on the market for an average of 184 days and owners received 94% sold price to list price.

Sullivan’s Island Single-family homes…..

in 2014 a total of 40 single-family homes sold on Sullivan’s Island for a total sales volume of $55,731,433.  The average price per sale was $1,393,285 and the median price sold was $1,290,500.  The homes sold were on the market for an average of 151 days and owners received 93% sold price to list price.

A Wild Dunes Sunset

7B1A4472As some of you may know,  I am a hobby photographer who loves to shoot outdoor scenes. One thing people rarely think about is the importance the sky plays in a landscape photograph, and how clouds can make the viewers experience that much better.  Sometimes it’s just a matter of being in the right place at the right time, or setting up an waiting things out.

My office is on the Isle of Palms,  located just a few minutes from the entrance to Wild Dunes.  There are plenty of great spots to photograph on the island, but one my favorites is on the bridge between Morgan Creek Dr. and Waterway Island Dr. in Wild Dunes.  As I was leaving the office the other evening I noticed a really cool cloud formation and decided to head to this spot with my Canon 5D Mark III to take a look (lucky to have my camera). Little did I know I would end up shooting the best sunset I had ever seen from that spot.   Between 5:30-6,  I watched the sky change from blue to orange and snapped about 20 images.  In each image you will notice the roll the sky and clouds play in the reflection on the water.   Below are two images shot from the beginning and end of that time period.

The Most Expensive Real Estate Sold on the Isle of Palms in 2014

In 2014 a total of 35 single-family homes sold on the Isle of Palms for over $1 million.  Of those 35 a few stand out as the most expensive real estate sold on the Isle of Palms in 2014.  And as you would guess, they were all ocean front.   Let’s take a look at the 5 most expensive.

1 50th Ave – $2,500,000

9 54thThis home is located the northern end of the Isle of Palms off a quiet cul-de-sac in one of the most secluded areas of the island. The kitchen and master bathroom were fully renovated by the previous owner.

Location. Location. Location.   This home boast an open floor space and large back deck to watch the sunrise each morning.  Although not inside the gates of Wild Dunes, the home is in area that gives the owners the right to be members of the Wild Dunes Club.

118 Ocean Blvd. – $3,217,500

Sold at auction,  118 Ocean Blvd. sits at the most southern end of the Isle of Palms on a 1.38 acre lot.  This stucco home has a Florida style look to it and plenty of open space, at 7,196 square feet.  The deck has a large pool to cool down in on a hot July day.

106 Ocean Blvd. – $4,200,000106 Ocean

Just a few homes down from 118 Ocean Blvd, 106 Ocean Blvd. is custom at it’s best. This fine home has produced yearly rental numbers as high as $374k,  making it ideal for an investor looking for a rental revenue machine.  Off the large back deck you can see all the way from Breach Inlet to Sullivan’s Island, with expansive views of the Atlantic Ocean.

3908 PalmAnd last, the highest priced home sold in 2014.  This home built in 2006 offers the finest in beach front living.   From IPE decking, to custom windows, the homes has all the bells and whistles.  A massive back deck, with an infinity pool, offers owners and guest breathtaking ocean views.

Ownership in Wild Dunes on a Budget

Yacht HarborOwning a second home or investment property in Wild Dunes may not be as far out of reach as you might think.  Sure, you can spend over $2 million if you choose, but there are also opportunities available to get in for less than $400k.

Where you might ask?  Lets start at Lagoon Villas.  My favorite thing about Lagoon Villas would have to be location.  Step out of your front door and you are just a 5 minute walk to the heart of Wild Dunes.  Nearby you will find the Village (shops, restaurants, fitness center, hair salon, etc.),  the Harbor Course Pro Shop, bike shop, and the award-winning Wild Dunes Tennis Center. Wild Dunes tennis court

Now, there isn’t much to Lagoon Villas.   They are all just over 1,200 square feet, consisting of 2 bedrooms and 2 baths.  Some have been renovated, and some are dated, but usually price accordingly.   For the investor, they rent well, and because of the price, you will carry a considerably low mortgage if one.

For someone looking for more privacy, a consideration would be to buy in Yacht Harbor Villas or the Moorings.  These units sit on the backside of Wild Dunes on Morgan Creek and are away from the hustle and bustle.  The only downside you will find is that they typically aren’t the top rental producers,  mainly because vacation guest prefer to be ocean side.

Mariners Walk 1aSo, you don’t want to go over $400,000, but you want to purchase in a popular area for vacation rental guest?  If one bedroom will work, my recommendation would be Port O’ Call or Mariners Walk.  Both development are ocean side, with some oceanfront units, and offer a private boardwalk to the beach for rental guest.  Now with that comes a higher price per square foot, so you are getting less for you buck than say owning a Lagoon Villa,  Yacht Harbor,  or Moorings, but you are on the ocean and will likely draw higher rental numbers, even at one bedroom.

Shem Creek Pier Visit

A couple of days ago I visited the Shem Creek Pier for the first time.  I have been driving by it since it was built and had no idea how far back it goes.  It was a cloudy day which made it even more random for that day to be my first visit.

Just to back track a bit, I bought my second camera in 6 months a couple of weeks ago and have been in the process of learning its features.  Anyway, I got out of the car with my camera and began the walk down the long pier.  Along the walk I saw what was the bluest Blue Heron I have ever seen, other birds, and seriously cool sky…other things as well.  Here are some photos from the day:
