Isle of Palms/Wild Dunes Real Estate Sales Update – January 2010

Isle of Palms

There were five closed brokerage sales in January, 2010 vs. four last January.

January closed brokerage production was $15.4 million vs. $11 million in January, 2009.

In January the price of the average sale was $3.1 million versus $2.7 million last year. Please remember these are macro numbers dependent on the properties sold.

Wild Dunes

There were three closed brokerage sales in January, 2010 for $5.7 million vs. one for $950,000 in January, 2009.

The price of the average sale in January was $1.9 million versus the $950,000 for the one sale last January.

Isle of Palms / Wild Dunes December Sales Update

Isle of Palms

There were eight closed brokerage sales in December, 2009 vs. four last December.

In 2009 there were 75 closings on the Isle of Palms for $146 million vs. 42 for $87.4 million last year.

In 2009 the price of the average sale is down 6.5% versus 2008.

Wild Dunes

There were ten closed brokerage sales in December, 2009 for $13.3 million vs. none in December, 2008.

In 2009 there were 60 closings for $91.7 million vs. 145 closings for $258.7 million last year.

Isle of Palms Millon Dollar Sales by the Numbers


Out of curiosity, I wanted to see how many homes have sold on the Isle of Palms over one million dollars so far in 2009. This year to date 21 single family homes have sold from 1 million to 5 million mark. Here is the breakdown:

1) 17 have sold from 1 million to 2 million
2) 3 have sold from 2 million to 3 million
3) 0 have sold from 3 million to 4 million
4) 1 has sold from 4 million to 5 million
5) There have been none to sale over 5 million

The average price per sale was $1,787,319 with an average of $475.53 per square foot. These homes were on the market an average of 271 days before a sale.
