There were 11 closed brokerage sales for $15.5 million in March, 2011 versus 6 for $9.6 million in March, 2010.

Year to date, there have been 25 closings for $40.5 million vs. 19 for $50.2 million last year.

Through March, the price of the average sale was $810,940 vs. $1.3 million last year. Please remember these are macro numbers dependent on the properties sold.

Wild Dunes

There were nine closed brokerage sales for $9.5 million in March, 2011 versus eight for $12.3 million in 2010. Year to date there have been 23 closings for $22.8 million vs. 15 for $23.6 million last year.

Through March, the price of the average sale was $494,869 versus $787,733 last year. Remember, these are macro numbers dependent on the properties sold.

Isle of Palms / Wild Dunes Real Estate Update February 2011

There were five closed brokerage sales for $8.4 million in February, 2011 versus seven for $22.1 million in February, 2010

Through February, there were 8 closings for $11.7 million vs. thirteen for $40.6 million last year.

Through February the price of the average sale was $729,125 vs. $1.563 million last year.

Wild Dunes

There were six closed brokerage sales for $4.7 million in February, 2011 versus three for $4.5 million in 2010.

Through February this year there were twelve closings for $12.2 million vs. seven last year for $11.3 million.

Through February, the price of the average sale was $508,000 versus $808,143 last year.

Spotlight on Morgan Place in Wild Dunes

Morgan Place is a gated community inside of Wild Dunes Resort. Morgan Place was developed in the 90’s and sits in between the 14th and 15th holes of the Harbor Course, and Morgan Creek. This section of Wild Dunes features beautiful Charleston style homes that are all unique in their own way.

There are a total of 68 home sites (most developed) inside the gates. The large majority of homes either offer views of the Harbor Course or views of Morgan Creek. Vacation Home Sales Improving

It seems I am not the only one who has noticed a rise in vacation home sales lately. Downward price adjustments, low jumbo loan rates, and motivated sellers is just what the doctor ordered to once again make buying a vacation home attractive.

Isle of Palms / Wild Dunes Real Estate Update December 2010

There were seven closed brokerage sales for $9.5 million in December, 2010 versus eight for $15.9 million in 2009.

Last year there were 98 closings for $164.7 million versus 75 closings a year ago for $146 million.

In 2010 the price of the average sale was down 13.6% versus 2009 ($840,541 vs. $972,987). Please remember these are macro numbers dependent on the properties sold.

Wild Dunes

There were 11 closed brokerage sales for $11.3 million in December, 2010 versus 10 for $13.3 million in 2009.

Last year there were 82 closings for $125.7 million versus 60 closings in 2009 for $91.7 million.

Year to date the price of the average sale is $662,293 versus $763,758 last year. Remember, these are macro numbers dependent on the properties sold.
