Celebrate St. Patty’s Day Sullivan’s Island Style!

Next weekend we celebrate St. Patricks day and for me that means a day of sun and fun at the Sullivan’s Island Block Party. Each year on St. Patty’s day, the local bars in the little bar district on Middle Street, participate in a all day outdoor block party event with live Irish music, and street vendors serving green beer, an Irish favorite Guinness, and food.  Although many of the green-clad attendees stay outside, the participating bars will keep there doors open, so you can watch your favorite team play or eat from their menu selection.

Some of the bars participating include;  Dunleavy’s Pub, Taco Mamacita, High Thyme,  HomeTeam BBQ, and Station 22. Across the street grab a great burger and pint from Poe’s Tavern.

Get there early if a close parking spot is your thing, a don’t forget to wear your green.

Buyers, Name Your Price in Shipwatch Villa – Wild Dunes

A somewhat recent large assessment, coupled with pending litigation has caused a depressed market in the Shipwatch Villa community of Wild Dunes. Condo sales since the assessment was announced are proof as the difference in list price to sale price is astounding. Going back to July 1st, 2012, statistics show owners getting only 76.54% of what they were asking (does not include price reductions). This is significantly lower than when you combine all condo sales in Wild Dunes since that time (87.82%).

Below I have listed the last five to sell with the asking price and sale price:

122-D Shipwatch     $525,000 > $440,000

420-C Shipwatch     $725,000 > $475,000

318-C Shipwatch     $699,000 > $525,000

413-B Shipwatch     $740,000 > $535,000

405-A Shipwatch     $675,000 > $600,000

These numbers show that buyers are taking advantage of the opportunity presented and doing well with it. The owners knowing of the assessment just want out and are ready to negotiate big time because of it (if they can).  Now, there is a catch. In most cases, the buyers are agreeing to take on the current assessment, therefore taking on an additional $40K +/- to what they are getting the property for. On top of that, usually, with condo litigation, lenders are wary and will not loan. Therefore, more times than not, 100% cash becomes necessary to purchase.  Still, the deals are there and for the savy investor, with interest in Shipwatch or owning a condo in Wild Dunes, it could be time to make the jump.  Additionally, with the assessment comes repairs, and with repairs comes improvement only helping property values.

The Desirable Crescent

Yesterday I had the pleasure of showing homes in the Crescent.  I have to admit that this was my first time touring homes in the neighborhood and it left a great impression on me. The Crescent is filled with stately homes, huge oak tree covered yards, great marsh views, and  the feeling of going back in time.

While there I met a woman who had lived in the same home for 50 years (she had lots of stories to tell), kids who were out and about playing, and new owners who had the most wonderful things to say about the culture of the neighborhood and it’s location.

They don’t say location, location, location, for nothing. The Crescent is located right off Folly Road and only a 5 minute drive to downtown.  Across the street you will find Earth Fare, Starbucks, great restaurants, and the nearby private Porter-Gaud School so many of the neighborhood children attend.

So, to the homes. If you are on a tight budget, this may not be the neighborhood for you. That’s not to say you can’t buy for under $1 million, although many of the homes carry such a price tag. Currently, there are 7 single-family homes for sale with prices ranging from $649,900 to $3,275,000. These prices vary due to location (ex. deepwater vs. not, size, etc.) and also condition of the home. The majority of the homes I showed had been renovated throughout, but there are some that are dated and will need upgrading. Usually they are price accordingly.  They are listed below:
